Do I need to be an accredited investor to invest with T2?

Yes. According to SEC Rule 501, there are three ways to determine and define an accredited investor:

  • A person with annual income exceeding $200,000, or joint income with a spouse exceeding $300,000, in the two most recent years and an expectation of the same income level in the current year.
  • A person who has an individual, or joint with spouse, net worth that exceeds $1 million at the time of purchase, excluding the value of the primary residence of the person.
  • An individual who has certain professional certifications, designations, or credentials.
I'm interested in income and capital preservation, does T2 have a fund with this focus?

Yes, the T2 Strategic Real Estate Income Fund, LLC (“SREI”) employs a strategy focused on providing recurring, quarterly income by originating and acquiring commercial real estate mortgages.  Please connect with us to learn more.

Debt Investments

I'm looking for funding, is T2 a good fit for me?

A significant part of T2’s business is the management of its debt fund, the T2 Strategic Real Estate Income Fund (“SREI”). SREI is a balance sheet lender with full discretion of its investment allocation. The investments generally consist of senior-secured bridge and/or event-driven loans that are used to facilitate property acquisitions, ground-up and value-add construction, note acquisitions, recapitalization, partnership restructuring, and many other complex and/or time-sensitive situations. Additionally, T2 is well versed in financing properties out of bankruptcy, foreclosure, or other distressed situations.

How quickly can T2 close on a loan?

One of the things that really sets T2 apart is its agility.  While all closings vary in complexity, a well-prepared borrower can expect to close a loan in 2 weeks or less.

What is T2's typical deal structure?

Deal structure is project-specific and dependent upon multiple variables including, location, asset class, and total capitalization among others.

What is T2's typical deal size?

Historically, the total capitalization for T2’s projects have ranged from $3 to $75 million.  As T2 has grown, we have increasingly done larger projects on a select basis.

What geographic region does T2 concentrate on?

T2 actively invests nationwide and proactively pursues opportunities in growth markets with strong demand drivers.
