The name “T2” stems from the Parable of the Talents. Like the servant in the parable who received five talents and returned ten, T2 personnel seek to embody characteristics such as diligence, stewardship, resourcefulness, and excellence. We understand that we are entrusted to execute and strive to do so at the highest standards.

Founding
On the heels of the Great Financial Crisis, T2 is founded by Jeff Brown and John Southard. With the assistance of friends and family, the firm commences operations with its first closed-end fund.
2014
Debt Fund
T2 introduces its debt fund, the T2 Strategic Real Estate Income Fund

T2 has deployed $1+ billion across the entire capital stack and among virtually all property types. The firm has created a niche in swiftly executing investments of $2—50 million on properties that require a total capitalization of up to $100 million. Each investment is designed to serve as a customized capital solution that is tailored to meet specific objectives and lead to a mutually desirable outcome among T2 and its counter-parties.
As the manager of multiple discretionary funds, T2 is actively pursuing unique, value-add opportunities as lender as well as owner. Complex and/or time-sensitive opportunities are welcome.
