T2's Debt Platform
A significant part of T2’s business is the management of its debt fund, the T2 Strategic Real Estate Income Fund (“SREI”). SREI is a balance sheet lender and has full discretion of its investment allocation. The investments generally consist of senior-secured bridge and/or event-driven loans that are used to facilitate property acquisitions, ground-up and value-add construction, note acquisitions, recapitalizations, partnership restructurings, and many other complex and/or time-sensitive situations. T2's Acquisition and Development Platform
On the other end of the capital stack, T2 is actively engaged in the opportunistic acquisition and development of select property types in growth markets. With the benefit of in-house expertise in engineering, construction, leasing, and property management, T2 utilizes an efficient and collaborative approach in assessing investment opportunities.
