 The borrower, a longstanding client of T2, faced rising capital costs due to floating-rate debt, insufficient funds for property improvements, declining occupancy, and increasing pressure from their lender. T2 intervened by providing critical capital to pay off the debt, buy out a capital partner, and allocate reserves for necessary improvements, ultimately enabling the property to be re-stabilized and securing its future.
