T2 Closes $28 Million Across Three Midwest Credit Deals
Wheaton, IL – T2 Capital Management, a fully integrated, private equity real estate investment firm with $1.4 bn+ AUM, celebrated the successful closure of three senior secured loans totaling $28 million across the firm’s key midwestern markets. These expeditious closures, all taking place this past month, demonstrate the firm’s ability to execute timely investments in a variety of market conditions.

Nashville, TN
T2 provided a $5 million floating-rate senior loan to acquire a 15.3-acre multifamily site at 2433 Buena Vista Pike. The site, zoned for 120+ residential units, was purchased out of bank foreclosure at $7.5 million—less than half of its recent appraised value.

St. Paul, MN
T2 provided an $8 million floating-rate senior loan to finance the acquisition of Prior Works, a 338,421 SF mixed-use “Urban Flex” campus in the Midway neighborhood. The property is 82% leased to 50 tenants and was purchased at a distressed basis from an out-of-market owner.

Chicago, IL
T2 provided a $15 million senior bridge loan to recapitalize a multi-tenant retail center at 1953 N. Clybourn in Lincoln Park. The loan supports the owner’s business plan and enhances financial flexibility that was previously lacking.
