HUNTSVILLE, AL – With a momentous groundbreaking ceremony on Aug. 22, 2022, T2 Capital Management, LLC, launched the construction of Vista at Councill Square, the initial phase of the redevelopment of 600 St. Clair Street in downtown Huntsville.
In attendance were members of T2’s team, including Jeff Brown, CEO and Co-CIO; Tom Lowe, Director of Acquisitions and Development; and John Felker, Co-CIO. Other attendees were Tommy Battle, Mayor of Huntsville; Chad Emerson, President and CEO of Downtown Huntsville, Inc.; representatives from the William Hooper Councill High Alumni Association; and many of the design and construction crew that will help make the vision of Vista a reality in the coming year.
Brown expressed his appreciation during the groundbreaking ceremony.
“We are grateful for the warm welcome we have received from so many here in the great city of Huntsville,” he said. “We look forward to being an integral part of the community as it continues its growth. Our goal with this development is to mirror the ingenuity and excellence that Huntsville exemplifies.”
Mayor Battle said Vista at Councill Square defines urban living.
“In our master planning for the downtown area, this is the type of project we envisioned,” he said. “A repurposing of underutilized and aging property that could be revitalized into live, work, play developments. With T2 Investments, we’ll see high-quality, multi-family units integrated with townhomes, office and retail next door to Councill High Park and steps away from the public library, Von Braun Center, Big Spring Park, a grocery store, hospital, schools and more.”
Emerson anticipates and welcomes the new development.
“Vista represents another innovative and strategic step forward in downtown Huntsville,” he said. “We’re grateful for the T2 team and their investment in the Rocket City Center!”
Emerson and Lowe both illustrated the importance of community, which has been a driving factor in the design of this development.
“I’ve been fortunate enough to meet several other great people in Huntsville the past couple of years and it became apparent early on that in addition to Huntsville being a leader in innovation, economic development, and the creation of jobs, Huntsville is also comprised of great people and a leader in providing an exemplary quality of life for its residents,” Lowe said. “We look forward to complementing the residential communities being built in downtown Huntsville and we look forward to contributing to Huntsville’s quality of life for its residents.”
T2’s acquisition of the 6.1-acre parcel next to Councill High Memorial Park on April 25, 2022, cleared the way for Vista, a five-story, 336-unit, class ‘A’ multi-family apartment building. T2 is working with Huntsville-based Matheny Goldmon Architecture and Chicago-based OKW Architects on the design of Vista. Schoel Engineering is administering the site civil design.
The development of the St. Clair parcel is an exciting addition to T2’s growing portfolio. As a fully integrated platform with in-house expertise in assemblage, entitlement, construction, leasing and asset management, T2 has a unique perspective and takes an especially collaborative approach with its investments. In addition to Alabama, T2’s recent acquisitions include properties in Georgia, Tennessee and Florida.
T2 is a growing private equity real estate firm headquartered in Wheaton, Illinois, with offices in Charleston, South Carolina, and coming soon to Nashville. Since its inception in 2011, T2 has deployed $1.25+ billion and currently manages $500+ million. The firm is actively pursuing multiple development and investment opportunities in the student housing and multi-family space.
