The sponsor required a year-end closing, on the $2.175 million dollar loan, for tax purposes. The loan facilitated the sale-leaseback of a 11,500 sf single-tenant medical office building located in Rochester, Minn.
Headquartered in suburban Chicago (Wheaton), T2 serves as a balance sheet lender and has financed multiple projects throughout the USA including current projects in over 15 states. The borrower is a new client for T2, based in Chicago and in the midst of pursuing multiple other sale-leaseback opportunities. The sponsor valued T2’s adaptability and surety of execution in meeting various timing constraints.
