T2 Capital Management is pleased to announce its acquisition of the 14-building, 204-unit, 636-bed student housing property named the Heights of Knoxville. Situated on a 30.5-acre site, this property has been serving the University of Tennessee since its construction in 1999. An eminent real estate investment firm, T2 is an active player in the student housing space and the acquisition of the Heights of Knoxville involved a total capitalization of over $30 million.

The Heights is a top-quality Knoxville student housing community in a scenic hilltop location just minutes from the University of Tennessee campus. The property comprises of spacious 2, 3 and 4 bedroom apartments with top amenities including pool and hot tub, 24-hour fitness center, social events, high-speed internet access, and private shuttle bus service to UT. The property offers unobstructed views across the Knoxville skyline. Over the years, it has operated at occupancy of well over 95%.

“The entire team at T2 Capital Management is delighted to put a stake in the ground in Knoxville and we look forward to serving the students at the University of Tennessee. This growing yet supply-constrained market fits squarely with T2’s investment strategy,” said Jeff Brown, co-founder and CEO of T2 Capital Management.

Though this is T2’s first investment at UT, the company’s prior student housing projects have totaled close to five thousand beds located at schools including the University of West Florida, Purdue University, Austin Peay State University, and Georgia Tech. To execute the Heights of Knoxville project, T2 has partnered with its long-term JV partner and student housing operator, Muinzer, LLC.
