T2 Capital Management, LLC is pleased to announce its most recent loan closing via the T2 Strategic Real Estate Income Fund (SREI). The $7,740,000 first mortgage loan facilitated the acquisition of the 1st, 3rd, and 4th floors of an existing mixed-use building in Iowa City, IA. While the 1st floor will remain retail space, construction proceeds are being provided by T2 to convert the 3rd and 4th floors from vacant office space to a class ‘A’, 48-bed student housing use. To meet a stringent closing deadline, T2 negotiated, approved, and funded the loan in a total of 15 business days.
